Architecture
Users search any ZIP code to find scored rental properties. The backend pulls live MLS listings and enriches each with real rent estimates, sold comps, tax history, and neighborhood data. A scoring algorithm ranks properties by cap rate, rent yield, and appreciation potential. Cash flow analysis is computed per-property with PDF export for lender-ready reports. Weekly AI investment insights are delivered via email.

Property search + scoring engine
Built the core property search by ZIP code with MLS data integration. Implemented the scoring algorithm that evaluates cap rate, rent yield, and appreciation potential for each property. Added popular search suggestions for top markets (Austin, Nashville, Tampa, Phoenix).
Rent estimates + sold comps + cash flow
Integrated real rent estimate data and sold comparables for each property. Built the cash flow analysis calculator showing monthly income vs expenses, net operating income, and cash-on-cash return. Added tax history and neighborhood demographics.
PDF reports + weekly AI insights
Added lender-ready PDF report export with full property analysis, comps, and cash flow projections. Built a weekly AI investment insights email that analyzes market trends and flags high-scoring properties. Implemented comparison view for evaluating multiple properties side-by-side.
